Natural, spacious land within UNESCO Ecopark; main house not habitable. / The Ohdai Osugi Valley district in Mie Prefecture is part of the Yoshino-Kumano National Park and entirely within the Ohdai, Omine, and Osugi Valley UNESCO Ecopark, a nature-rich region located in the upper reaches of the Miyagawa, a first-class river that collects water from surrounding mountains with Ohdai Plateau as its summit. Osugi Valley is counted as one of Japan's three great gorges, along with Kurobe Gorge in Toyama and Kiyotsu Gorge in Niigata. Once 3,000 people lived in Osugi Valley district, but population has now declined to about 1/20th of that. There are no convenience stores or traffic lights. Hospitals and elementary/middle schools are about 30 minutes away by car or school bus. A clinic staffed by rotating medical personnel visits several times weekly. / The property grounds have large golden osmanthus and maple trees; there are two structures, a main house and a detached building. The building plot is 490 m²; additionally there is about 1,700 m² of former farmland. Nearby homes are distant and the deep mountains result in short daylight hours, but being on high ground provides good sun exposure. Though narrow, a road suitable for vehicle traffic extends to the yard. The main house has roof damage with a gaping hole, and some rooms have missing floorboards, the main house is not habitable. Belongings from when the main house was occupied remain in the detached building, but the detached building has no rain damage or deterioration. The detached building has a bath and toilet adjacent to it. The bath is an Edo-style wooden tub that can be heated by either firewood or gas. The toilet is a septic pump-out type. Both the building plot and the former farmland are overgrown with grass. Therefore major repairs or demolition of the main house, grass clearing, etc. will require considerable time and expense. / We wish to sell the land and buildings combined at the price below, or alternatively to rent at 3,000 yen/month. For rental, a special contract exempting the landlord from major repair obligations will be in place. / Transaction on an as-is basis and by public registry (non-private-deed) terms. / Farmland is subject to the Agricultural Land Law; if applicable, only those with farmer qualifications may purchase, there are restrictions.
