Purchased approximately 5 years ago with the intention of renovating each room for rental income, but due to business demands, renovations have not been completed. The property has many rooms and excellent location 8 minutes walk from Shimonoseki Station East Exit, so it could be utilized by someone capable of renovation. / Upon acquisition, there was water leakage; approximately 1.5 million yen was spent on waterproofing work on the building roof and exterior (April 2021). There has been no water leakage since then, but one room on the 2nd floor and the 3rd and 4th floors are significantly damaged. Sale is in current as-is condition. / Advantages are proximity to the station and rental income from a restaurant tenant on the 1st floor. Challenges include the large number of rooms and the time and cost required for renovation.
