From the listing

A house built over 80 years ago where my grandparents lived. Located in Saito City, Miyazaki Prefecture. It is a very old house over 80 years old, and after my grandparents lived there, my father managed the house and property. It has become difficult for me to use this house on a daily basis, so I decided to list it in hopes of passing it on to someone who needs it. Since the building is over 80 years old, it does not have the newness of modern houses. On the other hand, the layout is old-fashioned and spacious, with many rooms centered around Japanese tatami rooms, so I believe it can still be utilized by those who would like to modify it to suit their lifestyle. In addition to the main house, the property has 2 warehouses, a small shed that was used for making compost, agricultural materials, and plastic house frames. Agricultural tools can be stored, it can be used as a DIY workshop, a hobby space, the use depends on the buyer. Since there are also agricultural materials remaining, it can be used in various ways depending on the buyer's ideas, from home vegetable gardening to full-scale agriculture. Additionally, 1 tiller, 2 brush cutters, and agricultural materials remain. On the other hand, since it is a very old building over 80 years old, the building and equipment show age-related deterioration. Since there are parts that cannot be seen in photos alone, if you are considering purchasing, please be sure to check the property on-site. Regarding the price, I would like to discuss it based on the condition of the property and usage methods. Regarding the timing of the sale, if the conditions with the buyer match, I would like to respond flexibly as much as possible. Since it is an old house over 80 years old, the basic principle is to hand it over as-is. Please also check the property on-site and consider the building, equipment, warehouses, agricultural materials, and farm equipment within the property. Since this is a house inherited from my grandparents, I would like to pass it on to someone who will utilize this house and fields. Additionally, there are fields on the property, and there are parts that require confirmation regarding land use category and the Agricultural Land Act. When I considered registering with Saito City's Akiya Bank, I was told that a change in land use category was necessary. Therefore, I would like to proceed with the details regarding the use and sale of the land and building while confirming with those considering purchase.

The price in context

The nearest official land-price benchmark is about 12,500 yen per sqm, roughly flat over five years (12,500 to 12,500), which the survey classes as stable.

The asking price works out at about 3,704 yen per sqm of land, 78% below the nearest residential benchmark of about 17,100 yen per sqm. The benchmark is for bare land; akiya prices usually bundle a worn building, so a large gap is normal and does not by itself mean a bargain.

Area and hazard data

5 checks clear, 1 to know about. Each check is against a government map for this exact point. Where a map is missing or we can't use it, we say so; that never means there's no risk.

Hazards and ground
Earthquake code
Caution
Built before the 1981 earthquake code. Expect a structural survey, harder mortgages, and a retrofit budget; towns often grant part of that cost.

Source: Estimated from year built

Strong-earthquake chance
Checked, clear
About 3% chance of a strong quake (shindo 6-lower or above) in 30 years, low for Japan, where most places sit between 3% and 26%

Source: National earthquake-hazard model

Landslide risk
Checked, clear
Checked: no designated landslide zone at this location. Zone edges are approximate, and this is not a legal property disclosure document.

Source: Government hazard map

Flood risk
Checked, clear
Checked: outside a mapped flood area. The maps cover designated rivers only, so this is not a promise of no flooding.

Source: Government hazard map

Tsunami risk
Checked, clear
Checked: no designated tsunami inundation zone at this location

Source: Government hazard map

Liquefaction
Checked, clear
Low liquefaction susceptibility for the ground here

Source: National landform survey

A pre-1981 build predates Japan's current earthquake code, which can matter for insurance and renovation. We flag the era from the year built where we have it.
