What Engawa is
Engawa is an information platform about vacant homes (akiya) in Japan. We assemble source listings with official government records and plain-English explanations. We are not a licensed estate agent in every jurisdiction, and listing a home on Engawa is not an offer by us to sell that home.
No professional advice
Content on Engawa is for general information. It is not legal, tax, immigration, structural, or investment advice. Always verify facts with the source municipality, a licensed professional in Japan, and your own advisors before you buy or travel.
Accuracy and freshness
We work hard to keep data honest and current, including lifecycle checks against source pages. Listings still go stale between checks. Prices, availability, subsidies, and hazard data can change. The source links on each page remain the authority. See our Methodology for how we source and verify data.
Your use of the site
You agree not to:
- Scrape or bulk-download the site in a way that harms service for others.
- Attempt to break security or access non-public systems.
- Misrepresent yourself when contacting us or municipalities through us.
- Use the site for unlawful purposes.
Accounts and saves
Wishlist saves may live in your browser without an account. Enquiries you send must be accurate enough for us to reply. Do not submit content you do not have the right to send.
Intellectual property
Engawa branding, site design, and original writing are owned by Engawa or its licensors. Source listing photos and municipal text remain owned by their rightsholders; we display them under fair use / licence for discovery and link back to sources.
Liability
To the fullest extent allowed by law, Engawa is provided "as is". We are not liable for decisions you make based on the catalogue, for third-party websites we link to, or for losses from buying or not buying a property. Nothing in these terms limits liability that cannot be limited by law (for example for fraud or death/personal injury caused by negligence where that rule applies).
Indemnity
If your misuse of the site causes claims against us, you agree to indemnify Engawa and its founders for reasonable resulting costs, to the extent permitted by law.
Governing law
These terms are governed by the laws of England and Wales, unless mandatory consumer protections in your country say otherwise. Courts of England and Wales have non-exclusive jurisdiction.
