A buyer wrote to us with a clear brief: a countryside home about two hours from central Tokyo, with shops inside a ten-minute drive. It is a fair brief. An akiya (an empty home in Japan) near Tokyo can give you quiet and space without cutting you off from the city.

Here is the plain version of what Engawa can tell you about distance to Tokyo, what it cannot, and how to close the gap. Short answer: we hold no travel times and no shop locations, so we cannot say "two hours" or "ten minutes" for any home. We do hold a straight-line distance to the nearest shinkansen (bullet train) station, and that is a useful first filter.

What does Engawa hold about getting to Tokyo?

For homes where we can place the map point, each listing carries three distance facts from official government data:

  • The straight-line distance to the nearest shinkansen station.
  • The straight-line distance to the nearest airport.
  • Whether the home sits inside, or how far it is from, a built-up town area (the census calls it a Densely Inhabited District).

Straight line means as the crow flies, not by road or rail. Many map points are approximate, a town or district centre rather than the house itself, so the distance is approximate too.

Each Engawa listing gives the straight-line distance to the nearest shinkansen station and airport where we can place the home, but not a journey time.

That line is on the listing page under "Thinking of renting it out?", in a row called "Distance to an airport and the shinkansen". It reads, for example, "nearest shinkansen station about 2.7 km, in a straight line". It does not name the station. You can see it on a home in Nasushiobara, Tochigi.

What do we not hold?

  • Door-to-door travel times to Tokyo, by train or by car. No timetables, no fares, no journey minutes to any city.
  • Which shinkansen lines run into Tokyo, or how often. Our data holds line and station names only, with no services. That answer comes from the railway operator.
  • Shop locations. We hold no supermarket, convenience store or shopping data, so we cannot say what is within a ten-minute drive.
  • Road conditions, parking or bus timetables.

One more limit. At the time of writing, the English listing page does not show a "nearest station" row for homes in the prefectures around Tokyo, even where we hold the station. The station name has to be in our English translation table first, and it is not yet for these areas. Do not read a missing row as "no station nearby".

Which prefectures are near Tokyo, and how close are the homes?

There are seven prefectures around Tokyo: Ibaraki, Tochigi, Gunma, Saitama, Chiba, Kanagawa and Yamanashi. Together they have 815 live homes for sale on Engawa as of 15 October 2026. "Live" is the same rule the Explore page uses by default: for sale, house or unknown type, from a source we may show, in a prefecture we cover.

The table shows how many of each prefecture's homes sit close to a shinkansen station, in a straight line. "Distance checked" is the number of homes where we could place the point well enough to measure. The rest are left out of the distance columns.

Saitama474422026.0 km
Ibaraki1421350642.0 km
Yamanashi1931390054.2 km
Chiba43340167.5 km

Of 815 live homes in the seven prefectures around Tokyo, 232 in Tochigi and 72 in Gunma are within 25 km, in a straight line, of a shinkansen station.

Three things to know about the table.

  • Tochigi has the most homes close to a station. Of its homes, 116 have Oyama as their nearest shinkansen station and 103 have Utsunomiya, some from under 1 km away.
  • Yamanashi has no shinkansen station. Its homes are measured to stations in neighbouring areas (Shin-Fuji for 88 homes, Odawara for 36), 30 to 65 km away. The distance says nothing about other rail or road routes, because we do not hold them.
  • Chiba's nearest station is often Shin-Yokohama or Tokyo, across the bay. That is a straight line over water, not a trip anyone makes. Treat Chiba's distances as unreliable.

What about Tokyo itself, Shizuoka and Nagano?

Tokyo has 13 live homes, all in the far west: 12 in Okutama and 1 in Ome. Their median distance to a shinkansen station is 44.5 km. Two prefectures just outside the seven also come up in "near Tokyo" searches.

A short distance to a shinkansen station does not tell you the time to central Tokyo. It tells you the home is near a fast line. Which station that line reaches, and how long the ride takes, is for the railway operator's timetable or a journey planner.

How do you check "about two hours" for a real home?

Do it in this order.

  1. Browse the prefecture pages above and note homes with a short shinkansen distance on the listing page.
  2. Find the nearest station on a map, and look up the journey from there to central Tokyo in an official timetable or journey planner. Add the trip from the house to that station, by car or on foot.
  3. Open the "Original listing" link. The town's akiya bank page may give an address, a bus stop or a station name.
  4. Ask the listed agent or the agent handling the sale about the trip, and which days or times it is quiet.
  5. Do the trip yourself on a weekday morning before you decide. Nothing replaces that.

Our Explore page also has a "Max walk to a station" filter (10, 20, 30 or 60 minutes). It works on straight-line distance divided by 80 metres a minute, so it is a rough guide to a short walk, not a real route. At 10 minutes it shows 1,327 homes across Japan, and at 20 minutes 2,722, as of 15 October 2026. You can try 10 minutes or 20 minutes.

How do you check "shops within ten minutes by car"?

We cannot do this for you. Three ways that work:

  • Look at the home on a map and trace the road to the nearest town yourself.
  • Ask the listed agent or the agent handling the sale what is nearby and what people use. Local knowledge is theirs, not ours.
  • Ask the town office about shops, clinics and bus services. It is the official source.

What we can show is whether the home is inside or near a built-up town area. The listing page has a "Setting" row, for example "About 1.2 km to the nearest built-up town area (population about 17,000)". The "Getting around" block also shows a walk to the nearest clinic where we hold one. On Explore, the "In or near a town centre" filter shows 784 homes across Japan, as of 15 October 2026. Inside a town area is a fair sign that daily shops are close. It is a sign, not a measurement.

What about price?

Nearer to a fast train usually means a higher asking price. Across Japan, homes within 10 km of a shinkansen station have a median asking price of 6,000,000 yen, and homes more than 100 km from one have a median of 3,000,000 yen. These are asking prices, not what people paid. The full picture by prefecture is in what a small budget buys in Japan. Repairs cost extra: see what akiya renovation really costs.

Is a home near Tokyo safe from flood and quake?

Distance does not decide that. Each listing has its own "Area and hazard data" block, and how to read a Japanese hazard map explains it. If you are choosing by water, see our seaside and flood guide. If you want quiet hills and rivers instead of commuter towns, read mountain and river country akiya.

How we know this

Distances come from the Ministry of Land, Infrastructure, Transport and Tourism's national rail data (FY2025, shinkansen lines only) and airport data (FY2021). Built-up town areas come from the 2020 census. All counts are the live homes on Engawa as of 15 October 2026, and the numbers will move as the catalogue changes. A straight-line distance does not replace a timetable. The Ministry's site is at mlit.go.jp.

Frequently asked questions

Does Engawa tell me how long it takes to get to Tokyo?

No. We hold straight-line distance to the nearest shinkansen station and airport, not journey times. Use the railway operator's timetable for the real trip.

Can I filter homes by drive time to a shop?

No. We hold no shop data. Ask the listed agent, the agent handling the sale, or the town office.

Which prefecture has the closest homes to a shinkansen station?

By straight-line distance, Tochigi, Gunma and Kanagawa have the shortest medians of the seven prefectures around Tokyo. That says nothing about the time to Tokyo, so check the real route.

Are there many homes inside Tokyo?

Only 13 live homes, all in the far west, in Okutama and Ome.

Ready to ask?

Found a home that fits your brief? Open the home and use "Enquire about this house". A founder replies by email, and it is free to ask. If an estate agent handles the sale, you can also ask Koryoya, our listed agent, to help in English: your enquiry reaches us first, and reaches Koryoya only after you confirm your email and we forward it. Put your brief in the message, including the travel time you want and what you need nearby. You can see who is listed on the agents page.
