About this home
From the listing My parents each own a piece of land and a house. I live in Tokyo and have no plans to return to rural areas, so I would be grateful if someone would take over and live here. My father's land has been cleared; my mother's land and building remain as-is. Since the two properties are adjacent, you could demolish both and build a larger house, or keep the existing house and use the new land for farming, gardening, or building a storage shed, whatever you envision. I once left pumpkin seeds on the cleared land, and by summer, beautiful pumpkins had grown and we enjoyed eating them. The parking area fits one car, but two vehicles can fit if one is a kei car. In a few years, the Linear Shinkansen will run here, making it easy to reach Tokyo and Osaka. This is a place with clean water, named one of Japan's 100 Famous Waters, offering delicious and safe drinking water. There are mountains where you can easily go hiking, beautiful rivers, and camping sites, a charming place in southern Shinshu. If you have any interest, please contact me. Please purchase both properties as a package. The transaction is on an as-is basis and uses registered land records.

The price in context
14,757 yen
Asking price per sqm of land
20,200 yen
Nearest official land benchmark, per sqm
The nearest official land-price benchmark is about 20,200 yen per sqm, down about 10% over five years (22,400 to 20,200), which the survey classes as declining.
The asking price works out at about 14,757 yen per sqm of land, 27% below the nearest residential benchmark of about 20,200 yen per sqm. The benchmark is for bare land; akiya prices usually bundle a worn building, so a large gap is normal and does not by itself mean a bargain.

Thinking of renting it out?
What the published rules and maps say about letting this home to short-stay guests, line by line, with sources. This is not a verdict or advice. The town, the bank and the licensing office have the final word.
In Japan, home-sharing (minpaku) under the national home-sharing law is capped at 180 nights a year. A ryokan or inn licence is a separate route with its own building and zoning rules.
-
Local home-sharing ordinance
Nagano Prefecture has an ordinance that limits where or when home-sharing runs.
On top of the 180-night national cap, the ordinance can rule out some areas or periods, so the exact address matters.
