About this home

Eleven minutes on foot from Ohanabatake station on the Chichibu Line, this 1979 wood-frame house sits in the quieter west end of town near the Arakawa River; the land is commodious but flag-pole-shaped, so access runs through an alley.

Draft summary from the listing, not yet reviewed by a founder.

From the listing

Price revised on August 23, 2024 from 13.7 yen million to 11.5 yen million. The town of Kondo where this house is located is positioned to the west of Chichibu's central district and east of the clear Arakawa River. Kondo is a mixed area with both long-established and newly-moved residences. About a 7-minute walk from here, the view of the Arakawa from Sakura Bridge is beautiful. About a 17-minute walk away, Bessho Sports Park features metasequoia and cherry tree-lined paths, perfect for walking. The land is very spacious at approximately 183 tsubo. The land shape is what's called flag-pole-shaped (flagpole lot), alley-access land, with extended-access portions. The building is a 6DK south-west-facing structure. There is deterioration, dirt, aged equipment, floor rot, and water stains consistent with the building age. Suitable for those considering a DIY-focused lifestyle. Also suitable for those planning demolition and new construction. Not suitable for those seeking a move-in-ready home. Not suitable for those planning extensive professional renovation. Some previous photos with different seasonal timing are included.

The price in context

The nearest official land-price benchmark is about 59,700 yen per sqm, roughly flat over five years (59,900 to 59,700), which the survey classes as stable.

The asking price works out at about 18,977 yen per sqm of land, 68% below the nearest residential benchmark of about 59,700 yen per sqm. The benchmark is for bare land; akiya prices usually bundle a worn building, so a large gap is normal and does not by itself mean a bargain.

Area and hazard data

3 checks clear, 2 to know about, 1 not applicable. Each check is against a government map for this exact point. Where a map is missing or we can't use it, we say so; that never means there's no risk.

Hazards and ground
Earthquake code
Caution
Built before the 1981 earthquake code. Expect a structural survey, harder mortgages, and a retrofit budget; towns often grant part of that cost.

Source: Estimated from year built

Strong-earthquake chance
Note
About 7% chance of a strong quake (shindo 6-lower or above) in 30 years, mid-range for Japan, where most places sit between 3% and 26%

Landslide risk
Checked, clear
Checked: no designated landslide zone at this location. Zone edges are approximate, and this is not a legal property disclosure document.

Flood risk
Checked, clear
Checked: outside a mapped flood area. The maps cover designated rivers only, so this is not a promise of no flooding.

Tsunami risk
Not applicable
Inland, no tsunami map. This home is in a prefecture with no coast.
Liquefaction
Checked, clear
Low liquefaction susceptibility for the ground here

A pre-1981 build predates Japan's current earthquake code, which can matter for insurance and renovation. We flag the era from the year built where we have it.
