About this home

From the listing "We started with our parents' wish to leave the city and live in nature." Built on land originally an apple orchard purchased from an acquaintance to facilitate their move from Yokohama, the house was newly constructed in 2003. It is not a renovated or expanded old farmhouse. Its greatest appeal is the quiet environment with no neighboring houses visible. Far from densely populated areas, you can enjoy nature nearby. The father handcrafted an open-air bath, pizza oven, and storage shed within the property, enjoying rural life on their own terms. The living room and bedrooms feature solid wood flooring installed by the father; the kitchen and hallway have plywood flooring. While occupied, the family also ran a guesthouse and enjoyed interactions with visitors. As the parents aged, the family relocated closer to their children living in the Kanto region approximately 5 years ago. The house has been vacant ever since. With no local relatives to manage it and insufficient care, time has passed. / October 2026 site visit confirmed dust accumulation indoors and numerous insect carcasses (primarily stink bugs). Furniture, appliances, and household items remain as they were. Additionally, three DIY sheds built by the father contain agricultural tools and equipment. These sheds lack building confirmation and their safety and registration status are unconfirmed. We hope for someone willing to accept the building, equipment, site structures, furnishings, and shed contents in their current state. Some remaining items may be usable, though their operation and condition have not been verified. Understand that cleaning and organization require substantial time and expense. The asking price is below, but we value connection with someone willing to take this on and are open to price discussion. As no one currently occupies it, necessary registration procedures can be arranged for early transfer. Timing can be discussed. / The area features "Kamonozawa no Meisui" (famous water) and "Komaki no Anzu" (apricot), with "Nose Shokankannon-do" temple further into the mountains. Rather than a bustling tourist destination, it is a place to appreciate the area's unique nature and scenery. Previously cultivated apple trees have all died from disease; current growth condition of plum trees is unconfirmed. While quiet, daily life requires a car for shopping and medical visits. Supermarkets, hospitals, and convenience stores are not within walking distance. Wild animals like deer are reportedly present. / Built in 2003, the building has undergone no major equipment renovation. Interior, exterior walls, and wooden deck areas show apparent need for repair. Consider building and equipment inspection with necessary repairs/replacement as prerequisites. Open-air bath and pizza oven usability are unconfirmed. / Regarding water supply: No municipal water connection; previously utilized spring water for domestic use. The water source is not on the property but on adjacent land owned by the original seller, used with consent. Water naturally springs from a mountain slope, is piped to approximately 2-ton storage tanks, and reaches the house via gravity-fed pressure. However, from around 2015 summer spring water volume decreased dramatically, preventing storage and creating domestic water shortage challenges. The water cooperative permitted use of poly-tank collection. Current water volume, quality, piping, and tank condition are unconfirmed; ensuring continuous water supply is unclear. Post-purchase confirmation with the landowner regarding continued use and alternative water methods are necessary. The local water contractor who handled intake equipment and tank maintenance remains available for consultation. Water source surveys are available for a fee. The source lies along piping into the ravine slope; contact in advance if you wish to verify. / Regarding other utilities: Electricity: power pole to property boundary; requires contract and equipment verification. Gas: propane; contract and inspection needed to resume use. Drainage: combined treatment septic system present; requires inspection before resumption; no public sewerage connection. Wood stove: Taiwanese cast-iron wood stove in living room; manufacturer and model unknown (reportedly discontinued). Grate (fire bed grid) is damaged; replacement parts availability unconfirmed. Even when operating, room heating was poor relative to fire intensity, not currently usable. / Regarding access: The road ascending from the highway to the property has paving and guardrails. Parents consider it an agricultural or forest road; official classification and ownership are unconfirmed. The site interior is unpaved, with mud in rain and vehicle slipping; currently weeds and soil encroachment occur, verify road width and surface conditions locally. Beyond purchase price, clearing debris, repairs, and access/water infrastructure work require substantial expense. We welcome someone wishing quiet natural living or willing to organize and repair while customizing the space. Viewings are possible with advance arrangement; please verify on-site conditions before considering. / As-is sale and public-register transaction terms apply.

The price in context

296 yen

Asking price per sqm of land

14,400 yen

Nearest official land benchmark, per sqm

The nearest official land-price benchmark is about 14,400 yen per sqm, down about 3% over five years (14,900 to 14,400), which the survey classes as stable.

The asking price works out at about 296 yen per sqm of land, 98% below the nearest residential benchmark of about 14,400 yen per sqm. The benchmark is for bare land; akiya prices usually bundle a worn building, so a large gap is normal and does not by itself mean a bargain.

What the published rules and maps say about letting this home to short-stay guests, line by line, with sources. This is not a verdict or advice. The town, the bank and the licensing office have the final word.

In Japan, home-sharing (minpaku) under the national home-sharing law is capped at 180 nights a year. A ryokan or inn licence is a separate route with its own building and zoning rules.

  • Local home-sharing ordinance

No home-sharing ordinance for Aomori Prefecture appears in the Japan Tourism Agency list of 1 April 2021.

That is not a statement that home-sharing is allowed here: the list may be out of date, and the national rules still apply.
