Seller comment: Due to worsening chronic health condition and increased medical appointments, I've decided to sell. Since I had planned to renovate, materials such as timber and windows remain on site. Currently maintaining the property through interior cleaning, field management, and mountain maintenance. The field is directly in front of the house with excellent views, and it's a quiet location. Hiroshima Airport is nearby so airplane sounds can be heard, but they're not particularly bothersome. There's well water with flow from the mountain through the fields. Being an older property, there are many areas needing repair, but it's highly recommended for those who enjoy DIY, camping, or farming. Many tools and materials remain in the house available for your use. The main house is a charming old folk house built nearly 150 years ago. The field in front is perfectly sized. The mountain behind allows for mountain activities and outdoor enjoyment. There are areas with roof leaks and currently no toilet, bathroom, or kitchen (though there is an on-site sewage pit; well pump needs replacement). With extensive renovation needs, it's ideal for those wanting to renovate or customize freely, but not recommended for those seeking a move-in ready home. Tools and lawn mowers will be provided to any purchaser. The nearest station is Irino Station (just under 5 minutes by car, about 10 minutes by bicycle), with a bus stop about 10 minutes walk away. The bus connects Shirashiro Station and Hiroshima Airport with reasonable frequency. While a car is convenient, trains, buses, and bicycles also support living here. A hot spring facility is about 5 minutes by car. / Agricultural Land Law permission: Since this property includes farmland, permission from the Higashihiroshima Agricultural Committee (under Agricultural Land Law Article 3 or 5) is required. Processing takes about one month from application to approval. Purchasers must handle the Agricultural Land Law application themselves. However, the application process is not overly complicated. As a beginner, I was able to successfully obtain approval and can provide guidance if needed. / Internet: Connection confirmed via SoftBank Air and Starlink. / Boundaries: The property has not been surveyed due to its age. With deer fencing and waterways between the properties, no boundary issues have occurred. Trimming and weeding near the boundary have been pre-approved by the neighbor. While major tree felling hasn't been done, if needed, asking the neighbor would likely be acceptable. / Neighbors and community relations: The neighbors are very kind and gentle people. They look out for us and invite us to events, but the relationship isn't overly close, making it comfortable even for those concerned about maintaining distance in rural settings. / Showings: I currently live in the prefecture but due to health reasons may have difficulty showing the property in person. If that's inconvenient, I can conduct viewings via video call. I'll provide the location details when you inquire, so please feel free to contact me.

The price in context
The nearest official land-price benchmark is about 9,680 yen per sqm, down about 17% over five years (11,600 to 9,680), which the survey classes as declining.
The asking price works out at about 474 yen per sqm of land, 95% below the nearest residential benchmark of about 9,680 yen per sqm. The benchmark is for bare land; akiya prices usually bundle a worn building, so a large gap is normal and does not by itself mean a bargain.

Area and hazard data
3 checks clear, 3 to know about. Each check is against a government map for this exact point. Where a map is missing or we can't use it, we say so; that never means there's no risk.
- Earthquake code Caution
- Built before the 1981 earthquake code. Expect a structural survey, harder mortgages, and a retrofit budget; towns often grant part of that cost.
- Strong-earthquake chance Note
- About 6% chance of a strong quake (shindo 6-lower or above) in 30 years, mid-range for Japan, where most places sit between 3% and 26%
- Landslide risk Checked, clear
- Checked: no designated landslide zone at this location. Zone edges are approximate, and this is not a legal property disclosure document.
- Flood risk Checked, clear
- Checked: outside a mapped flood area. The maps cover designated rivers only, so this is not a promise of no flooding.
- Tsunami risk Checked, clear
- Checked: no designated tsunami inundation zone at this location
- Liquefaction Note
- Moderate liquefaction susceptibility. Ask for a ground report before major work.

A pre-1981 build predates Japan's current earthquake code, which can matter for insurance and renovation. We flag the era from the year built where we have it.
