From the listing

Purchased in 2020 for relocation near my workplace. Over approximately 5 years, I conducted self-renovation centered on the residential portion, and currently reside here alone. Although the building is old, I have made gradual repairs while living in it to create a comfortable living space. An attached steel-frame storage building on the property can serve as a garage, firewood storage, and material storage space. Due to circumstances, I am relocating and am offering this property for sale on an as-is basis. Kitchen, shower room, bathroom, and internet service (fiber optic) have been newly installed. The residential area has been fitted with floor insulation, and the flooring has been reinforced to support the wood stoves. Gas supply uses refillable propane. For utilities, municipal water is used, and I utilize the existing sump and septic tank. Pumping occurs approximately once every two years. To enjoy a semi-self-sufficient lifestyle, I have installed two wood stoves, one of which features an oven for cooking as well. No herbicides or chemical fertilizers are used on the property, allowing cultivation of vegetables and herbs. Those interested may receive some useful household tools. Non-residential areas have had interiors demolished for dust and rodent prevention, and currently serve as work space and material storage. Highly recommended for those interested in home gardening, wood stove living, DIY, and self-renovation. Nearby amenities include about three hot springs, a municipal clinic, nursery, convenience store, and post office. Regarding handover, I prefer around August-October 2026. Following a successful transaction, handover is planned approximately one month later. Final timing details can be adjusted in consultation with the buyer. This property is offered as-is with a public record transaction.

The price in context

The nearest official land-price benchmark is about 5,400 yen per sqm, down about 11% over five years (6,100 to 5,400), which the survey classes as declining.

The asking price works out at about 3,310 yen per sqm of land, 39% below the nearest residential benchmark of about 5,400 yen per sqm. The benchmark is for bare land; akiya prices usually bundle a worn building, so a large gap is normal and does not by itself mean a bargain.

Official records

Area and hazard data

4 checks clear, 2 to know about. Each check is against a government map for this exact point. Where a map is missing or we can't use it, we say so; that never means there's no risk.

Hazards and ground
Earthquake code
Caution
Built before the 1981 earthquake code. Expect a structural survey, harder mortgages, and a retrofit budget; towns often grant part of that cost.

Source: Estimated from year built

Strong-earthquake chance
Checked, clear
About 3% chance of a strong quake (shindo 6-lower or above) in 30 years, low for Japan, where most places sit between 3% and 26%

Source: National earthquake-hazard model

Landslide risk
Checked, clear
Checked: no designated landslide zone at this location. Zone edges are approximate, and this is not a legal property disclosure document.

Source: Government hazard map

Flood risk
Caution
Within a mapped flood area, water under 0.5 m

Source: Government hazard map

Tsunami risk
Checked, clear
Checked: no designated tsunami inundation zone at this location

Source: Government hazard map

Liquefaction
Checked, clear
Low liquefaction susceptibility for the ground here

Source: National landform survey

A pre-1981 build predates Japan's current earthquake code, which can matter for insurance and renovation. We flag the era from the year built where we have it.
