Full description
About 30 years ago, due to the Great Hanshin-Awaji Earthquake's impact, I couldn't find a suitable location to open my dental practice in Kobe, so I opened one in Miyakojima ward of Osaka. However, Osaka's urban market was highly competitive, and tired of the struggle, I looked for another location and reopened my practice in Kagawa Prefecture. At that time I was also considering relocating to Okinawa, visiting real estate agents and consulting with local acquaintances, but due to the distance I abandoned that plan and decided to move to Miki Town, about a two-hour drive away. I also enjoyed udon. / I built a mixed-use commercial-residential property with a dental clinic on the first floor and a 4LDK+S residence on the second floor, and lived here for a long time. However, circumstances changed, I closed the clinic and moved away, so I've decided to sell this property. I think this layout would be perfect for anyone wanting to open their own business or shop like I did. / In December 2024, I cleared out all the clinic equipment, fixtures, and household items from the residence, and the property is now vacant. The 2F residence features a user-friendly system kitchen, and the toilet has both a men's urinal and a toilet with a washlet. The entrance hall and stairs to the second floor have high ceilings and receive natural light. / Located in the center of Miki Town with a station, government offices, and shops nearby, but quiet at night. Initially I couldn't sleep well because I wasn't accustomed to hearing frogs croaking and bell insects chirping. I occasionally received free vegetables from patients grown on their farmland, which was different from urban patients. I got along better with Miki Town staff than urban colleagues. Swallows build nests on the 2F veranda every year, so I rolled up old newspapers and placed them above the ventilation opening to prevent this. They're still there. / The location is just a 5-minute drive to central Takamatsu. In this car-dependent society, a vehicle is essential, I drove a kei car. The property comes with a spacious parking area (approximately 100 tsubo), and both the land and building are spacious, making renovation easy. Those who enjoy DIY will find this rewarding. You can create your own hidden retreat in nature-rich Miki Town. / For those considering purchase, Miki Town's "Renovation Subsidy (up to 1 yen million)" and "Household Goods Disposal Support" provide powerful backing. The town's generous support programs are available. (Details to be confirmed) Sales can be completed immediately. Since I live far away and management is difficult, I'd like to transfer it as soon as possible. / Management and viewings are being handled through a local real estate company, so we can smoothly accommodate both weekday and weekend viewings according to your preferences. If you'd like to see inside first, please feel free to message. I'll provide individual viewing instructions. Please visit in person and let us know your intentions. / Transaction is as-is, and deed sale. / We arrange cleaning once a month.

Area and hazard data
A pre-1981 build predates Japan's current earthquake code, which can matter for insurance and renovation. We flag the era from the year built where we have it.
