During the bubble era, father purchased land at an incredibly low price for a second home and built this structure. I inherited it through lifetime gift, but I have no interest in using it, so I occasionally lend it to father's friends for a few days during summer vacation and Obon holidays. Since it is not rented year-round, when a sale progresses, I can be flexible about viewing timing, though I prioritize the seller's needs. With father aging, we have decided to sell before maintenance becomes too difficult. / About ten years ago we performed interior, exterior, and roof repainting and other renovations. Currently a cleaning service regularly maintains the interior and surrounding grounds, primarily after use. While the interior and exterior show their age as expected for a 30-year-old building, we maintain careful attention to organization and cleanliness both inside and out. The surrounding area is managed by a property management company, so there is no neglect. / The property sits at the corner of a paved road about 4-5 meters wide. This is not an off-road resort area. Permanent residents live in the neighborhood. About 250 meters from the resort entrance, four pensions operate adjacent to each other. Large pastures, an animal kingdom, flower parks, etc. spread across the foothills characteristic of high plateau areas and are within 10-minute range. Hachiman azaleas, Kita-Onsen, Daimaru Onsen, Nasu Ropeway, Shirakawa Heights, and the Nasu-Koji Road offering shortcuts to Ouchi-juku, Aizu, and Minami-Aizu are reachable in about 15 minutes. As a base for these abundant activities, there are many ways to enjoy the area depending on how you use it. / In winter, while not extremely snowy, sub-zero temperatures mean lingering snow freezes on shaded sections of the road from the prefectural highway into the resort, mainly January through February. A few times per winter, the front entrance requires snow shoveling to prevent ice buildup. The past three years needed none. Resort internal roads are plowed by the management company, so there is never an impassable condition. / The sale includes the building, its grounds, and the adjacent land, totaling 390 tsubo (1,307㎡) registered as 2 parcels: building lot (120 tsubo/400㎡) plus 270 tsubo (907㎡), with 60 tsubo (200㎡) as private road burden. These parcels are adjacent and contiguous, providing extensive usable area. Outdoor enthusiasts can camp with tent, enjoy barbecues, or set up outdoor recreation equipment like zip lines. A DIY-built BBQ house (with roof) of about 4 tatami (roughly 6.6㎡) allows enjoyment even in rain. With such extensive grounds, small DIY projects are easy. / There are 2 parking spaces; slight ground leveling allows several additional vehicles. Spring brings mountain cherry blossoms, fresh leaves, azaleas, and autumn foliage, spectacular vistas. From Christmas onwards, when snow begins to fall, you experience subtle seasonal transitions directly. Water costs 8,580 yen per two months; unlike a private well, no pump maintenance or electric costs are needed, making this economical long-term. With such extensive grounds, you could create a garden or enjoy various outdoor recreation. / We hope to dispose of it soon, but father holds deep attachment to this mountain cottage, so we hope to meet someone who truly understands its value. We can be flexible on price with buyers committed to viewings. We cannot accommodate price discussions without a viewing. / During August Obon (8/8 to 8/16), the property may be in use by father's acquaintances and relatives; if a sale has not progressed by then, viewings are not possible. Current equipment, furnishings, and appliances include air conditioning in each room (3 units). The ground floor living room has large-capacity air conditioning replaced 3 years ago (sufficient for about 20 tatami), allowing comfortable living through the season with just this unit. The bathroom heater sees little use and is in clean condition. All appliances, gas fixtures, and hot water heaters are in perfect working order and clean, the property can be used immediately. If not wanted, we will remove them. Just bring personal items and food, and you can immediately enjoy this villa. Currently no TV antenna is installed; we use 'Hikari TV' via WiFi.
