Featured property report: This house is located in the Isobe district, a rural mountain area in the north of Himi City. About 15 minutes from Himi's town center, it sits amid pastoral rice paddies. Next to the property is a JA branch office, and across the road is Isobe Shrine, famous for its wisteria. When we visited in late April, the wisteria was already blooming beautifully, though peak bloom is usually early May. The main appeal is this tourist-destination shrine setting right outside. I must note upfront that this property is marked "requires renovation", substantial repairs will be necessary. The rear tatami room on the first floor has floor damage from moisture exposure during vacancy. All tatami mats are currently removed and ventilated regularly, but the flooring must be completely replaced. The room facing the entrance is in slightly better condition, though it varies by location. The kitchen appears relatively sound. The toilet and bath near the entrance could function but ideally should be updated. However, the second floor (created later as additional rooms) appears usable as-is, though the front room lacks a ceiling and would need finishing if used as a residential space. The view from the windows overlooks the sacred grove of Isobe Shrine in the distance. A storage shed stands beside the main house, essential for farm tool storage in rural living. In summary, this is not a "quick fix and move in" property. I recommend consulting professionals and thinking carefully before purchase. While the work is substantial, the location is excellent and the surrounding environment beautiful. Serious candidates are invited to consider this property. / Property condition: Requires renovation

The price in context
The nearest official land-price benchmark is about 21,100 yen per sqm, down about 12% over five years (24,000 to 21,100), which the survey classes as declining.

Area and hazard data
4 checks clear, 1 to know about. Each check is against a government map for this exact point. Where a map is missing or we can't use it, we say so; that never means there's no risk.
- Strong-earthquake chance Checked, clear
- About 3% chance of a strong quake (shindo 6-lower or above) in 30 years, low for Japan, where most places sit between 3% and 26%
- Landslide risk Caution
- In a yellow (caution) landslide zone (1 zone(s)). Expect a surveyor to look at the slope behind the house. Zone edges are approximate, and this is not a legal property disclosure document.
- Flood risk Checked, clear
- Checked: outside a mapped flood area. The maps cover designated rivers only, so this is not a promise of no flooding.
- Tsunami risk Checked, clear
- Checked: no designated tsunami inundation zone at this location
- Liquefaction Checked, clear
- Low liquefaction susceptibility for the ground here
