Purchased for use as a vacation home, but with 516 sqm of land being larger than we can manage, and given the burden of vegetation maintenance, we've decided to sell. We visit only about once or twice a month, and vegetation becomes quite overgrown each time. Regarding left-behind items, we've reduced them to about 20-30 (when thinking of MAX 100). There are two buildings on the 516 sqm land. One building has one suspicious spot that appears to have roof leaks, but otherwise is in good overall condition (personal observation). The other building shows signs of gradual deterioration with some settling visible on the garden side due to age. / When consulting with Hagi City, the property appears to be eligible for demolition subsidy (up to 1 million yen), but application has not been made. We have received a demolition quote of 2 million yen from a contractor. Hagi City is a region with abundant demolition and renovation subsidy programs (both contractor-handled and self-renovation types). If the subsidy is approved, while we cannot provide a guarantee, we believe demolition could likely be done for around 1 million yen. / The land is relatively large for this area; if the old building is demolished, there's space to create a dog run. There's no on-site parking, but several monthly-rate parking lots are available nearby. Reconstruction is also possible and there's a full-width road frontage, but only kei-size cars can enter. If the old building is demolished, space to park several cars could be created in the garden area, though access would be difficult. JR Mimi Station and the sea are within walking distance. / We believe demolition of the old building is likely necessary. Because it gets in the way and the property still uses a pit toilet system with no septic tank installed. Timing is open to negotiation. Price is negotiable.
