A large house on Nogutuna Island with a population of about 50. Estimated to be nearly 40 years old, and aside from some water damage marks, both exterior and interior are in quite good condition. Located at the edge of the settlement with some distance to neighboring houses, the only sounds are birdsong, waves, and insects. You can spend time peacefully without worrying about neighbors. Although the sea is not directly visible, a wonderful beach is just a 1-minute walk away, making this an excellent location for those who enjoy fishing and beach activities. / Passing through a gate facing a narrow alley reveals a garden with camellia and maple trees, complete with garden stones for scenic enjoyment. There is also a back yard with ample space for a vegetable garden. On the first floor, a long hallway extends from the entrance to a service exit leading to the back yard, offering spacious depth. Besides the dining kitchen and sitting room, the first floor includes a small room with a hearth offering views of seasonal scenery. / The first floor has conventional house layout with four Japanese-style rooms including wooden-floor areas. The second floor features a spacious 18-tatami Western-style room and an approximately 8-tatami Western-style room (the two Western rooms are connected, creating an effective 26-tatami space), plus a secluded Japanese-style room in the back. One of two verandas has a roof-balcony-like structure with a hand-washing area for small-group BBQs. / Overall, this single house combines diverse ways to enjoy both Japanese and Western styles (minimal and luxurious). / Furnishings remain; repairs needed in current condition. / As a furnished property (居抜き物件), the furnishings currently remaining are largely as-is. The second floor has an ultra-large television (likely CRT) and luxurious bed; removing them is difficult, but if usable as-is, they have value. Various other decorative items are present. Among properties handled by 'Island Vacant Houses,' remaining items are relatively light, but disposing of large items would incur costs. / While the building overall is well-maintained, there is age-appropriate deterioration, most notably water damage marks in the hallway near the flooring. It is unclear if leaking is currently occurring, but the cause is believed to be failed veranda waterproofing; even if ongoing, re-waterproofing and regular veranda cleaning should prevent recurrence. Currently, electricity is not connected, so boiler operation cannot be confirmed. / About the surrounding area: Nogutuna Island has no true retail shops, with the agricultural cooperative opening only twice weekly. Otherwise, only beverage vending machines are available. Therefore, groceries must typically be purchased from Matsuyama mainland (though cooperatives and online shopping are available). Currently, reduced ferry service to Matsuyama also somewhat limits access. Thus, convenience is not great. While acceptable for vacation use, those considering purchase as a residence are advised to note transportation access constraints.
