Excellent as a vacation home, though convenience is limited. A large house on Nogitsuna Island with a population of about 50. Built approximately 40 years ago; aside from some water-damage marks, the exterior and interior are in very good condition. Located at the edge of the settlement with some distance to neighboring homes; the sounds one hears are birdsong, waves, and insects. Can enjoy a peaceful lifestyle without worrying about neighbors. While the sea is not directly visible, a beautiful beach is just a 1-minute walk away, excellent location for vacation home lovers of fishing and seaside activities. Beyond a narrow gate lies a garden planted with camellias and Japanese maples with decorative stones offering garden scenery. There is also a backyard suitable for home vegetable gardening. On the first floor a long hallway runs from the entrance to a back door leading to the yard, giving a sense of spaciousness and depth. The first floor features a dining kitchen, tatami room, and a small room with an irori (Japanese hearth) whose windows provide seasonal charm. The first floor has 4 tatami rooms including a boarded area. In contrast, the second floor has a spacious 18-mat Western-style room and an 8-mat Western-style room (effectively 26 mats combined). Further back is a hidden-feeling Japanese room. One of two balconies has a roof-balcony structure with a hand-washing station for small BBQs. Overall, one house offers myriad ways to enjoy both Japanese and Western (minimal and luxurious) styles. Sold with furnishings as-is; current furniture remains largely in place. The second floor has a large-screen TV (likely CRT) and luxurious bed, difficult to move but usable if retained. Other unique items present. Fewer leftover furnishings than typical for the portal, but large items' disposal may incur costs. The building is well-maintained overall but shows age-appropriate wear. Most notable is water-damage evidence in the hallway and floor area. Currently unclear if leaking; likely from balcony waterproofing failure, if ongoing, resealing and regular balcony cleaning should prevent recurrence. Electricity is currently off, so boiler operation not yet confirmed. Nogitsuna Island has no proper shops, only a farming-cooperative store twice weekly and vending machines. Food shopping requires trips to Matsuyama mainland (co-op and online orders available). Ferry service currently reduced, limiting Matsuyama access.
