From the listing

My mother passed away two years ago and it has been vacant since then. My older sister (current owner) and I have been doing monthly maintenance for these two years. The land has excellent sun exposure because farmland extends to the south. Solid construction with no major expected issues, though it will be approaching 50 years old soon. About 15 minutes from Takasaki Station by car, 7 minutes by private railway - a well-balanced location between downtown and countryside. You can also commute to Tokyo by Shinkansen, so it would be ideal for those working in the city but wanting to live in the countryside. Infrastructure like electricity and water are complete, so immediate occupancy is possible. The only drawback is that heating water uses kerosene, but you can consider switching to electric water heating if inconvenient. Gas previously used propane but is no longer used after switching to IH cooking. Perfect for those doing remote work, occasional office commuting, and vegetable gardening in their free time. Price is negotiable. Timing is also flexible, but occupancy around fall 2026 if possible. You can continue using the air conditioning and furniture as-is.

Hazards and ground
Earthquake code
Caution
Built before the 1981 earthquake code. Expect a structural survey, harder mortgages, and a retrofit budget; towns often grant part of that cost.

Source: Estimated from year built

Strong-earthquake chance
Note
About 11% chance of a strong quake (shindo 6-lower or above) in 30 years, mid-range for Japan, where most places sit between 3% and 26%

Landslide risk
Checked, clear
Checked: no designated landslide zone at this location. Zone edges are approximate, and this is not a legal property disclosure document.

Source: Government hazard map

Flood risk
Caution
Within a mapped flood area, water under 0.5 m

Source: Government hazard map

Tsunami risk
Not applicable
Inland, no tsunami map. This home is in a prefecture with no coast.
Liquefaction
Note
Moderate liquefaction susceptibility. Ask for a ground report before major work.

A pre-1981 build predates Japan's current earthquake code, which can matter for insurance and renovation. We flag the era from the year built where we have it.
