About this home

From the listing This is a resort property at the foot of Mt. Asama in Tsumagoi Village, Agatsuma District, Gunma Prefecture. The surrounding area is forested with larch and Japanese maple. In early October when the photos were taken, the leaves were just beginning to change color. In 2026, we received this property through a municipal public auction. The house had been vacant for some time, but upon inspection, the structure was sound and offered beautiful views from the windows. We decided not to leave it dormant and have been improving it so that the next owner can care for it properly. / It is one unit of three connected structures. Combined, the 1st and 2nd floors total approximately 100 m². Spacious enough for one person or a couple, and comfortable enough for family or friends visiting. The favorite feature is the living room, where the roof line forms the ceiling, creating considerable height overhead. / Opening the sliding doors of the 1st floor room leads directly to a wood deck. The deck was newly replaced. You can sit outside to read or stargaze at night. While autumn leaf cleanup is somewhat tedious, we see it as part of forest living. The bathroom and washbasin remain as originally built. The pale pink washbasin and floral wallpaper may appeal to some as retro charm, or others might prefer to update them. They function fine as is. We hope you'll see them as an opportunity to personalize the space to your preferences. Due to its age, we've made repairs, though some wear remains. / Ideal for those who want to spend weekends in the forest, live at two locations while commuting to the city, or work in a quiet place. If you'd like to view the property, we can arrange a time to show you in person. Please experience the air and quiet that the photos cannot convey. / Current status: Vacant / Please note that resort properties may have monthly management fees. / Sale in current condition (as-is) and by registered deed transaction.

Official records

Area and hazard data

4 checks clear, 1 to know about, 1 not applicable. Each check is against a government map for this exact point. Where a map is missing or we can't use it, we say so; that never means there's no risk.

To know about

  • Earthquake code

    Caution

Built before the 1981 earthquake code. Expect a structural survey, harder mortgages, and a retrofit budget; towns often grant part of that cost.

    Source: Estimated from year built

A pre-1981 build predates Japan's current earthquake code, which can matter for insurance and renovation. We flag the era from the year built where we have it.

Checks clear

  • Strong-earthquake chance

    Checked, clear

About 1% chance of a strong quake (shindo 6-lower or above) in 30 years, low for Japan, where most places sit between 3% and 26%

    Source: National earthquake-hazard model

  • Landslide risk

    Checked, clear

Checked: no designated landslide zone at this location. Zone edges are approximate, and this is not a legal property disclosure document.

    Source: Government hazard map

  • Flood risk

    Checked, clear

Checked: outside a mapped flood area. The maps cover designated rivers only, so this is not a promise of no flooding.

    Source: Government hazard map

  • Liquefaction

    Checked, clear

Low liquefaction susceptibility for the ground here

    Source: National landform survey

Not checked or not applicable

  • Tsunami risk

    Not applicable

Inland, no tsunami map. This home is in a prefecture with no coast.

Thinking of renting it out?

What the published rules and maps say about letting this home to short-stay guests, line by line, with sources. This is not a verdict or advice. The town, the bank and the licensing office have the final word.

In Japan, home-sharing (minpaku) under the national home-sharing law is capped at 180 nights a year. A ryokan or inn licence is a separate route with its own building and zoning rules.

  • Local home-sharing ordinance

Gunma Prefecture has an ordinance that limits where or when home-sharing runs.

On top of the 180-night national cap, the ordinance can rule out some areas or periods, so the exact address matters.
