Full description
This large Yamato-roof house stands along Soni village's main street, nicknamed "Ginza Avenue," featuring a steeply sloped main roof and gently sloped lean-to roof. Located in a prime position with the JA office next door and the village hall just a 3-minute walk away, this is a prestigious historic folk house built during the Taisho era. / A secondary dwelling (detached house) is visible to the right upon entering the grounds. In the middle there is a roof-only hollow space, perhaps like the old "uma-dome" (horse shelter). With space for about one car, it could serve as a "covered parking area." / The main house has been renovated once, so the roof and other elements are in very clean condition. There is ample space in front of the veranda for hanging laundry or placing chairs and tables to enjoy the scenery. / The south side of the main house opens onto fields. The previous resident cultivated a vegetable garden here, and the remnants of the rows remain visible. There are even kiwi trees at the edge of the field. Given the substantial size of the field and proximity to neighboring houses, careful management is needed to prevent weeds from becoming overgrown. / To the left of the entrance is a田の字 (Tanoji) style layout. With its altar shelf, beautiful tokonoma, and unique atmosphere blending reverence and serenity, it is a special space. When the sliding doors open, the field is visible through the veranda, creating an ideal space to enjoy the changing natural landscape alongside the tokonoma. The tatami mats are in acceptable condition as-is. / The toilet has unusual access from both the north-side veranda and south-side wooden flooring. The bathtub is small. The bath is usable in its current state but renovation is recommended. A small Western-style room next to the bath has damaged flooring, so comprehensive renovation of the bathroom area including the old water heater would be advisable. The toilet and bath currently use mountain spring water, but it has been known to run dry recently. Since there is a simple water supply line inside the house, it would be better to install piping to supply both toilet and bath from the simple water system. / The kitchen is extremely spacious with a 2-burner gas cooktop and abundant storage shelves, plus a large custom-built cabinet by a carpenter. In front of the kitchen, separated by a hallway, there is a raised "mystery space" with sliding-door storage, perfect for pickling vegetables or preserved foods. / The storehouse (kura) unusually has two structures side by side. Currently holding the owner's belongings, but everything will be removed at turnover. Historic items like old threshing machines may be hidden, treasure awaits! / The secondary dwelling (detached house) is divided into a storehouse and living quarters. The living space consists of 8-tatami and 4-tatami areas divided by a sliding door, and with thorough cleaning before occupancy, it will be a good space. The roof of the secondary dwelling does not require immediate repair, but given long-term residence, re-shingling is necessary to keep in mind. / Despite areas requiring renovation such as the water facilities and secondary-dwelling roof, the living spaces are in very clean condition. This is one of the most prestigious historic folk houses in Soni. From the Taisho era to the Reiwa era, it has been carefully maintained by successive residents and carries decades of history. / This property includes agricultural land in the sales contract, so prior permission from the Agricultural Committee is required. / Note: This property has previously used an empty-house renovation subsidy and therefore cannot use that subsidy again in this transaction. / Price changes: 13,000,000 yen → 8,000,000 yen (July 2024); 8,000,000 yen → 5,000,000 yen (January 2026).
