From the listing

This house was built in 1977. It is located in the area known locally as Higashiyama, at the foothill of the mountains to the east of Shinjo City, standing along the base of the mountain. Higashiyama brings to mind the distinctive "namako" (sea cucumber) glaze of "Shinjo Higashiyama ware," known for its clear bluish tone, compared to "the hue of snow-shadow in Dewa." Remarkably, the kiln itself is just nearby. It opened as an official kiln of the Shinjo Tozawa clan in the 12th year of Tempo, so it has a history of over 180 years. Standing at the entrance, you'll notice a garage integrated with the residence on the left. Stepping inside, an atmosphere of the Showa era permeates the space. There are multi-purpose rooms on both the first and second floors, likely positioned to be useful for housework and laundry. Please view in 360-degree view. Being at the far end of the road, there is little need to worry about noise. However, being deep in the foothills raises the question of bear activity, which was a nationwide issue in 2025. This location is clearly near bear habitat. We cannot irresponsibly claim it is safe; please be aware of this. In my view, bears have inhabited this area for far longer than 180 years. Of course, coexistence has taken place, and no actual damages have been reported. After all, bears have even been captured at JR Shinjo Station in Shinjo City itself. Rural living is like that. It is a quiet and good location. / Equipment note: Some repairs are necessary.

The price in context

The nearest official land-price benchmark is about 19,200 yen per sqm, down about 3% over five years (19,800 to 19,200), which the survey classes as stable.

The asking price works out at about 13,361 yen per sqm of land, 30% below the nearest residential benchmark of about 19,200 yen per sqm. The benchmark is for bare land; akiya prices usually bundle a worn building, so a large gap is normal and does not by itself mean a bargain.

5 checks clear, 1 to know about. Each check is against a government map for this exact point. Where a map is missing or we can't use it, we say so; that never means there's no risk.

Hazards and ground
Earthquake code
Caution
Built before the 1981 earthquake code. Expect a structural survey, harder mortgages, and a retrofit budget; towns often grant part of that cost.

Source: Estimated from year built

Strong-earthquake chance
Checked, clear
About 4% chance of a strong quake (shindo 6-lower or above) in 30 years, low for Japan, where most places sit between 3% and 26%

Source: National earthquake-hazard model

Landslide risk
Checked, clear
Checked: no designated landslide zone at this location. Zone edges are approximate, and this is not a legal property disclosure document.

Source: Government hazard map

Flood risk
Checked, clear
Checked: outside a mapped flood area. The maps cover designated rivers only, so this is not a promise of no flooding.

Tsunami risk
Checked, clear
Checked: no designated tsunami inundation zone at this location

Liquefaction
Checked, clear
Low liquefaction susceptibility for the ground here

A pre-1981 build predates Japan's current earthquake code, which can matter for insurance and renovation. We flag the era from the year built where we have it.
