A vacation home in the highland area of Saku City, Nagano Prefecture is being offered. After taking over from the previous owner, I renovated it and have been visiting and staying about twice monthly. Located about 20+ minutes by car from Saku city center, approximately 9km from the UNESCO World Heritage Araune Kazahana, at an elevation of roughly 1,200m, making it ideal as a summer retreat. In winter you can enjoy snowy scenery and it works well as a base for ski trips. / FF gas stoves are installed in each bedroom, washroom, dining kitchen, and living room (5 units total), and the pipe-freezing prevention heater is functioning, allowing for comfortable stays. About 25 minutes by car to Saku Ski Garden Parade, approximately 50 minutes by car to Karuizawa Prince Hotel Ski Slope. / Although situated in a vacation home community, when I contacted the management company they confirmed there is no prohibition on short-term rental (minpaku), so it is acceptable if it does not disturb neighbors. Currently not operating as short-term rental, so the new owner will need to register for residential lodging business. A property management company provided an estimate with predicted annual sales around 3.17 million yen, but with various expenses the estimated annual net income would be approximately 1.01 million yen. / All furniture shown in the photos can be transferred immediately. Additional fees such as monthly management fees and name change fees may apply due to the vacation home community.
